The MFB (fire brigade) have issued an important information sheet regarding fire safety on balconies:

The OC Manager has prepared the following information sheet regarding false alarms which can result in costly MFB attendances and fines in excess of $1,000 per call chargeable to the resident who caused the false alarm. Residents should read and familiarise themselves with this matter to avoid costly fines:

Important waste management information

A reminder that only bagged household rubbish can be thrown down the chute
NO
Recycling, Glass, Cans, Bottles, Plastic, Cardboard, Coat Hangers, Household Goods
ALL RECYCLING MUST BE TAKEN DOWN TO THE WASTE ROOM AT B2
Any resident found throwing any of the above items down the chute will be charged (the cost of servicing the chute, reviewing the CCTV and issuing a breach notification).

Maribyrnong Council collects hard rubbish on the first Monday-Wednesday of each month.
The waste room is the designated collection area.
Residents must only leave goods for collection on the Saturday or Sunday immediately prior to the collection date.
Limitations on the size and type of goods apply, so please ensure that you comply with the Council guidelines at all times.

Lobby Furniture


3 August 2017 -
The Lobby Benches have arrived!

The original benches were put in place temporarily so residents and visitors would have somewhere to sit whilst the permanent benches were being custom made.

Ordered last year, the permanent benches were manufactured in Australia specifically for The Riverside by a bespoke furniture craftsman under the supervision of interior designer Henry Francis who was responsible for the design concept of The Riverside's lobby and common areas. The benches are made from hard wood timber and high grade leather to compliment the lobby decor.

The couches were paid for by the developer and have not been paid using any OC fees.

IMPORTANT NOTICE & REMINDER OF OC RULES

MOVING IN (OC Rules 6 & 31)
All move-ins must be booked online by clicking the link below. A $200 cash security deposit is required. No deliveries are permitted from the lobby or in the uncovered lift. Deliveries of new furniture/appliances must be booked with the caretaker: Admon Paules 0416 611 168 / theriversidemanager@gmail.com

NO THROWING CIGARETTE BUTTS OR RUBBISH FROM BALCONIES (OC Rule 3.4)
The OC have received several complaints of cigarette butts and debris being thrown from balconies with one of the shade sails on Level 1 being burned by a cigarette butt. Throwing cigarette butts is a serious fire risk and anyone found breaking this important Rule will be prosecuted.

GARBAGE DISPOSAL (Rule 13)
The garbage chute is ONLY to be used for bagged household waste. All recycling (glass, cans, plastic and cardboard) and loose items must be taken to the waste room on level B2.

PETS (Rule 15)
Pets are to be kept on a lead at all times whilst on common property. Pets must enter/exit via the basements and not via the lobby.

THE RIVERSIDE DOCUMENT LIBRARY

BALCONY USE
Clothes drying on balconies is not permitted (OC Rule 25).
Fake grass, floor coverings, bicycles are not permitted on balconies (OC Rules 20 & 23.8).

INTERCOM LIFT RELEASE
In order to release the lifts for your guests, you must press button 1 on your intercom monitor. Intercom instructions are available from The Riverside Document Library.

REPLACEMENT TOKENS
Some of the tokens supplied by the builder at settlement were faulty. Replacement tokens have now arrived.
Please call the building manager Admon Paules to swap over any faulty tokens on 0416 611 168.

18 January 2017 -
Blinds, Storage & Bike Racks

Storage Enclosures & Bicycle Racks will be installed in mid February (in accordance with the 4-6 weeks after settlement timeframe indicated on the order form). The Storage Enclosures are currently on the ship and on the water. We will provide further updates closer to the time of installation.

For residents who have ordered blinds last year those have now been installed.

Photo ID is required and if the person collecting the keys is not a named purchaser we require a written email authority to be sent by your conveyancer/solicitor to settlements@deltaproperty.com.au

Gym Induction

Maintenance/Defect Requests
All maintenance/defect requests identified within your apartment must be reported to the builder, Hamilton Marino Builders. Please download and complete the Builder's Defect Notification Form and send to, at service@hamiltonmarino.com.au. All requests will be responded to after 10 January 2016 when Hamilton Marino's offices reopen from the holiday period.

Moving in
Moving in slots will be for 2 hours and will need to be booked online.
The booking system is now open, however, move in slots are only to be booked once you have settled. Permissible moving times are between 8.00am and 5.00pm Monday to Saturday. No moving is allowed on Sundays or public holidays. A fully refundable $200 security deposit is required to be paid to the caretaker at the time of arrival which will be refunded upon inspection and confirmation that damage has not been caused to the Common Property.

PLAN OF SUBDIVISION HAS NOW REGISTERED

The subdivision has now been registered and the titles have been issued so settlements can now proceed - click to download a copy of the registered subdivision: Plan of Subdivision

Pursuant to the Contract of Sale all purchasers have 14 days to settle which means that you are required to complete settlement by 3 January 2016.

Purchasers who wish to settle and move in before Christmas are welcome to do so and should ensure they instruct their conveyancer/solicitor to book settlement ASAP.

Plan of Subdivision currently being examined

The subdivision is currently being examined by the Land Titles Office and we understand that the titles will be issued soon, although we cannot predict the exact timing of when they will issue.

As soon as the titles are issued all solicitors and conveyancers will be officially notified that settlements can proceed.

We will also be immediately posting an update to this website which will also contain further information in relation to moving in and utilities connections.

22 November 2016 -
Plan of Subdivision has been lodged

We are pleased to advise that all formalities with all authorities have now been completed and the Plan Of Subdivision has been lodged with Land Victoria for the registration of the Plan of Subdivision and issue of titles.
We cannot predict when titles will issue but we are hopeful that this will happen before the end of November.

We are not able to open the moving in booking system until we have titles issue.
Therefore you will need to check regularly with your conveyancer and the web site for further news.

Once titles issue the booking system for move ins will be opened up on a first come first served basis.
Moving in slots are for 2 hours duration and there will be 10 slots available every day from Monday to Saturday between 8.00am – 5.00pm.

Please make sure that your conveyancer has made a settlement booking and is confident of settlement before you book a move in slot.
UNLESS YOUR SETTLEMENT HAS TAKEN PLACE YOU WILL NOT BE ALLOWED TO MOVE IN. NO EXCEPTIONS.

We will also post on the web site a short version of moving in instructions including electricity meter numbers for all apartments.

Power will be disconnected from all apartments on 30 November 2016 and you will need to contact the embedded network provider WinEnergy to connect your power.

Castlewell has negotiated an excellent package from WinEnergy including reduced rates for all apartments, further reduced rates for common area power use and annual rebates payable to the Owners Corporation based on consumption. Rest assured that the deal is at market best rates.

You will also need to register with WinEnergy for Hot Water Use from the reticulated hot water system of The Riverside. Again details will be in the short version of moving in instructions.

You do NOT need to do anything about your gas hot plates as gas is being supplied to all hot plates by the Owners Corporation and you do not have to open an account.

The building is NBN ready. Again for your convenience Castlewell has arranged for a modem to be installed and ready IF you wish to use the NBN provider associated with WinEnergy. If you have a contract with another provider or you wish to use someone else you can arrange that direct.

8 November 2016 -
Completion & Settlements

As purchasers who have inspected their apartments are already aware the building is now substantially completed.
The timing of the settlements is reliant on approvals from external authorities such as the Council and Titles Office.
All purchasers’ solicitors and conveyancers have received notification that we expect settlements to be able to commence late in November.
As soon as we have any further updates we will post it on this webpage.

Likewise information about moving in, utilities connections etc will be provided once settlements are announced.
